Place a “For Rent” sign on the property

Professionally market your property and syndicate to multiple websites

Pre-qualify and screen prospective applicants

Process applications, obtain credit reports, and verify references and income

Review application information with owner for final acceptance/rejection decision

Prepare lease agreement and obtain signatures

Execute property management agreement

Collect required security deposit and fees

Assist in enforcement of lease terms (rent collection, care of property, etc.)

Remit owner-authorized and funded expenses (repairs, etc.)

Monitor tenant requests for repairs or maintenance

Coordinate necessary repairs or maintenance with appropriate licensed and insured vendors

Provide 24-hour emergency service of the property

Provide a detailed computerized monthly account statement

Disburse rental proceeds

Provide owner with end-of-year IRS tax 1099 form

Provide annual summary of expenses

Conduct a minimum of two (2) visual property inspections per calendar year. 

Provide ongoing communication with owner concerning property matters.
